db Group has revised its revenue forecast to €237 million for the financial year ending March 2027, according to a financial analysis published by its financing arm SD Finance plc.

The updated outlook marks a significant reduction from the previous forecast of €378 million in revenue and €181 million in EBITDA. The revision reflects the later commencement of operations at the group's flagship St George's Bay project and the timing of residential apartment deliveries, including ORA Tower East.

“A delay of one or two months can move a residential delivery across our financial year-end, shifting the associated income into the following year.”

Chief executive Robert Debono said a delay of one or two months can move a residential delivery across the financial year-end, shifting the associated income into the following year. The revised forecasts reflect that change in timing, he added.

Despite the downward revision, the projected revenue still more than doubles the €111 million generated in the previous year. EBITDA is forecast at €104 million.

The 397-room Hard Rock Hotel at St George's Bay and the adjacent ORA Residences have only just started delivering income. The hotel was inaugurated at the start of September, while associated restaurants and St George's Mall began operations over August and September.

Debono described the group's existing properties, db Seabank Resort and Spa in Mellieħa and db San Antonio Hotel and Spa in St Paul's Bay, as very profitable foundations. St George's Bay builds on that base and brings together multiple income streams including hotel accommodation, restaurants, bars, retail and residential sales, he said.

The financial analysis shows the group expects St George's Bay to generate €300 million in revenue over its first two years of operation. In the year to March 2026, db Group invested €123 million in property, plant and equipment, while total assets reached €750 million. Cash and cash equivalents stood at €99 million.

Gross operating profit from existing properties increased by €5 million over the previous year, underscoring the strength of the established business. Alongside its Malta operations, db Group continues to pursue international expansion through a planned Hard Rock development in Ras Al Khaimah in the United Arab Emirates.

For Malta's business community, the revised outlook highlights the financial scale and complexity of major hospitality developments. Bondholders and investors will be watching the timing of residential deliveries closely, as they directly affect revenue recognition and the group's financial trajectory.
